Two Tech Firms Move to Milpitas

Zoning change makes way for R&D and commercial uses for empty buildings and property in the transit and midtown areas.

Two local tech companies with plans to expand are making the move to Milpitas.

Siemic, an independent device testing and certification company, is relocating from San Jose into a new, expanded facility according to owner Leslie Bai. “We plan to hire 30-plus employees at our new headquarters,” she said.

The Milpitas Planning Commission approved the conditional use permit July 27 for the facility at 775 Montague Expressway.

“Their Milpitas facility could open possibly in two to three months,” said Architect David Perng. 

Siemic's floor plan uses 14,400 sq. ft. of a 24,644 sq. ft. building. They also plan to install a new rooftop penthouse for an equipment testing chamber, according to Perng.

Siemic has facilities and branches in the USA, China, Korea, and Taiwan offering a one-stop shop for compliance testing and product certifications.

Semicat, a leading supplier of re-manufactured semiconductor equipment, is planning to move from their 21,000 sq. ft. site in Fremont to 1980 Tarob Court in Milpitas.

CMO Michael Nam said their new 40,000 sq. ft. headquarters will provide room for future expansion as their business grows from their current 25 employees. Their primary expertise and focus is "thin film" semiconductor equipment.

Presidio Development Partners recently sold this property to Semicat according to Cliff Miller, a partner at PDP.  The Milpitas Planning Commission approved their conditional use permit on July 13. 

Nam said, “We serve all major corporations worldwide from the United States, Europe, China, Korea, and Singapore. We plan to move into Milpitas around the end of March 2012.”

Mayor Jose Esteves and the Milpitas City Council recently amended the Zoning Ordinance. This was recommended by the Planning Commission to provide flexibility and allow additional non-conforming uses that were excluded in the Transit Area Specific Plan due to their proximity to future housing projects.

Semicat is located approximately 735 feet away from The Crossing apartments located at 755 East Capitol Avenue, according to the permit.

Siemic is located about 400 feet away from residential use across the street on Capitol Avenue, according to their permit.

This action allows industrial, R&D, and commercial uses for the empty buildings and property located in the transit and midtown areas. The amendment will sunset June 16, 2014 unless the Council extends it according Milpitas Senior Planner Sheldon Ah Sing.
